Run the same driveway through replacement pricing — 450 sq ft at $6 to $15 per square foot — and you are looking at $2,700 to $6,750 before anyone breaks up the old slab and hauls it away. That gap is the entire argument for leveling.
What actually moves your number
- Square footage and how many separate panels moved
- How far the slab has dropped — a one-inch lift is not a four-inch lift
- How much void has to be filled before the slab even starts to rise
- Which material the ground calls for: slurry or foam
- Access for the rig, and whether the work is inside or outside
- Drainage work needed so the same washout does not repeat
When replacement actually wins
Leveling is not always the answer, and anyone who tells you it is should worry you. Choose replacement when:
- The surface is crumbling or spalling — the concrete itself has failed, not just its support.
- Cracks are deep, wide, and structural, or the slab has broken into many small pieces that cannot be lifted as one.
- The slab was poured at the wrong grade to begin with; lifting it will not fix drainage that was never right.
- Rebar or mesh is exposed and corroding across much of the slab.
- You want a different footprint, finish, or thickness anyway — for example, a driveway that needs to carry more weight than the original pour was built for.
The Missouri context
In St. Joseph specifically, most sunken concrete is a soil problem rather than a concrete problem. The city sits on loess bluffs along the Missouri River, and loess is fine silt that loses volume when water moves through it. Add freeze-thaw winters and a housing stock whose median home dates to 1962, and you get a lot of sound old slabs sitting over hollow ground. Sound concrete over a void is exactly the case leveling was invented for.
One caveat worth repeating: no lift outlasts bad drainage. If a downspout, a negative grade, or a broken gutter keeps flushing soil out from under the slab, budget for fixing the water as part of the job.
