Why interior slabs settle in older St. Joseph homes

Garage floors are frequently a mudjacking job because the slab is thick and the ground is solid. Basement floors near a sump line or a damp corner more often call for foam, since foam does not absorb water. We pick based on what is under the slab, not on what is easier to sell.

Is a sunken basement floor a foundation problem?

Usually not. Most basement floors are non-structural slabs poured inside the footings, so they can settle on their own while the foundation is fine. If we see evidence the walls or footings are moving, we will tell you that leveling is not your answer.

Can you level around a furnace or water heater?

Yes. Injection ports are small and the crew works around fixed equipment. Anything that must be moved gets discussed before the job is booked.

How messy is interior work?

There is drilling, so there is some dust. The work area is taped off and cleaned up before the crew leaves.
