Why driveways drop here first

Driveways carry more weight than any other slab on the property, and they sit on ground that moves. St. Joseph is built on loess bluffs along the Missouri River. Loess is fine, wind-blown silt. It holds a shape well when dry and it loses volume when it gets wet or when water washes channels through it.

Add our freeze-thaw winters and the picture is clear. Water gets under the slab, freezes, expands, then thaws and leaves a bigger void behind. Each cycle takes a little more support away. In spring, the corner that used to be flat is now a step.

What we actually do on a driveway

We drill small ports through the slab, pump material into the void underneath, and let the pressure raise the concrete back to grade. The ports are patched when we finish. Nothing is broken out, so your driveway keeps the same surface and the same color it has today.

Two materials do this job. Mudjacking uses a cement-and-soil slurry through larger holes. Polyurethane foam uses a much lighter two-part resin through pencil-sized holes. Both lift. They differ on weight, cure time, hole size, and price. We walk you through both before anything is booked.

What changes the price on a driveway

Square footage is the big one, but not the only one. How far the slab has dropped, how many separate panels moved, how badly the sub-base has washed out, and how easy the truck can reach the work all move the number.

For reference, national 2026 cost data puts a 450 sq ft driveway lift in the $1,800–$4,100 range. Replacement of the same driveway runs $6–$15 per square foot before demolition. That gap is the whole reason leveling exists. Our written estimate comes before any work starts.

Can I drive on it the same day?

With polyurethane foam, usually within an hour or two of the lift. With mudjacking, the slurry needs longer to cure, so plan on keeping vehicles off for a day. Your crew confirms the exact window on site.

Can a cracked driveway still be lifted?

Often yes. Cracks that came from settlement usually close up or tighten once the slab is back on solid support. Concrete that is crumbling, spalling badly, or broken into many small pieces is past lifting and should be replaced.

Will the patched holes be obvious?

You will see them if you look. Foam ports are about the size of a penny; mudjacking holes are closer to a golf ball. Both get filled and troweled flush. On an older driveway they blend in fast.
