A raised or sunken sidewalk panel is the cheapest concrete problem to fix and the most expensive one to ignore. A one-inch lip is enough to catch a shoe.

Old neighborhoods, old walks

About 27.5% of homes in St. Joseph were built in 1939 or earlier, and the median home here dates to 1962. Many of the front walks are as old as the house. Decades of tree roots, freeze-thaw heave, and loess settlement leave a run of panels that steps up and down like a staircase.

Because the panels are thin and the voids under them are wide, sidewalks are usually a clean foam job. The lift is precise, the ports are small, and the walk is usable the same day.

The liability side homeowners forget

If someone trips on the walk in front of your house, the question of who pays depends on local ordinance and on who owns the strip. Practically, the person who gets the phone call is the homeowner. Removing a trip lip for a few hundred dollars is inexpensive insurance.

For reference, national 2026 data puts a 100 sq ft sidewalk lift at roughly $400–$900. That is one panel run, in and out, with no demolition and no new concrete to cure and stain differently from the rest of the walk.

Questions

Sidewalk & Walkway Leveling questions

Who is responsible for a heaved sidewalk?

It depends on your local ordinance and whether the walk sits in the public right-of-way. In practice the adjacent property owner is usually the one asked to maintain it, so it is worth checking with the City of St. Joseph before assuming otherwise.

Can a tree root heave be leveled?

Sometimes. If the root is still growing under the panel, lifting the neighboring panels to match is often the better play, and occasionally the panel needs to come out. We will tell you which it is when we look at it.

How long does a sidewalk job take?

Most residential walks are a two- to four-hour visit, and you can use the walk when the crew leaves.
